ExtraWelcome
Extras your guests already ask for - sold through one link

The £720 a year you’re giving away for free.

ExtraWelcome gives UK short-term rental hosts one link to sell early check-ins, late checkouts and extras to booked guests. The money lands in your own Stripe account.

The first 50 hosts lock in 10% per sale for life, not 12%.

How we work this out

We assume about 30% of guests add one extra. That’s our working estimate, not a measured result - we’re new, and we won’t publish host numbers we don’t have yet. Your own inbox is a good guide: count the early check-in requests you answered for free last month. When you sell through ExtraWelcome you keep 88% - our 12% cut is only ever taken when a guest actually buys.

Three steps. Ten minutes. Done.

Right now it happens over WhatsApp - guests ask, you say yes for free or chase a bank transfer on arrival. One link replaces all of that. No PMS to connect, no contract, nothing to install.

  1. Step 1: Build your store

Pick from ready-made extras - firewood, early check-in, late checkout, mid-stay clean. Set your prices. Or, while we're small, send Sam (the founder) your listing link and the first version gets built with you.

  2. Step 2: Share the link

One link in a message you already send. Drop it into your Airbnb or Booking.com welcome message, or print the QR for the kitchen counter. Set it up once - the same link serves every future booking. Guests buy in a few taps, no account needed.

  3. Step 3: Get paid

Money lands straight in your own Stripe account. You approve anything time-sensitive before the guest is charged, so you never promise what you can't deliver.

This is what your guest sees.

One link, no app and no account. They tap, pay with Apple or Google Pay, and you get a message.

Why hosts actually keep it

It’s built to make you money without ever risking a bad review.

  • Free for guests, free until you sell

Your guests never pay a booking fee - the price they see is the price they pay, exactly how UK pricing law now says it must be. And it can never cost you money: we only take a small cut when a guest actually buys.

  • Paid on your own Stripe schedule

Every sale settles directly into your own Stripe account - you are the merchant, we never hold your money. No platform wallet, no "payouts processed monthly", no waiting weeks for someone else to release what you earned.

  • Live in 10 minutes, no listing changes

Nothing to integrate and nothing to change on Airbnb or Booking.com. Build your store, drop the link into your welcome message, and it's running before your next check-in.

  • Never a bad review

Guests are never charged for anything you haven't approved. If you can't do an early check-in, they simply aren't billed.

  • Your guests already ask for this

Early check-in and late checkout are the two most-requested extras in short lets - you've answered those messages for free before. Send the link to guests already booked, and the next request pays.

  • Nothing for guests to install

No app, no account, no password. They tap the link, pay, done. The whole thing takes under a minute.

Questions hosts ask

The practical stuff - pricing, payments, and how it fits with the platforms you already use.

Getting started

Can I charge Airbnb guests for early check-in or late checkout?

Yes. Early check-in, late checkout and other extras sit outside the room booking itself, so hosts are generally free to offer them directly to their guests. ExtraWelcome gives you one link to send, and the money goes straight to your own account - you’re not changing the reservation, just selling the add-ons guests already ask for.

How much should I charge for a late checkout or early check-in?

Most UK hosts charge between £10 and £30 for an early check-in or late checkout, depending on how much time it involves and how tight your turnaround is. A good rule of thumb is to price it against your nightly rate - very roughly 10-20% of a night for a few hours’ flexibility, and more when it blocks you from taking another booking. Early and late check-ins are the two most-requested extras, so even modest pricing adds up across a year of stays. Set it high enough to cover the disruption, low enough that saying yes still feels like a treat.

How do guests pay - do they need an app or account?

No app and no account. You send guests a link, they open it in their browser, choose what they want and pay by card, Apple Pay or Google Pay. Payment is handled securely by Stripe, and the whole thing takes under a minute.

When and how do I get paid?

The money settles straight into your own Stripe account on Stripe’s normal payout schedule - we never hold your cash or make you wait for a payout from us. For extras that need your approval, the guest’s card is authorised up front and only charged once you confirm. Instant extras are charged at the point of sale - or, when they share a basket with an approval extra, alongside your decision on it.

Does it work with Booking.com, Vrbo and direct bookings?

Yes. ExtraWelcome works alongside any platform because it sits outside the booking - you just send guests your link, whether they booked through Airbnb, Booking.com, Vrbo or came to you directly. There’s no integration to set up and nothing for the platform to approve. One store link works for every guest.

What does ExtraWelcome cost?

It’s free to start and free to keep - you only pay when you make a sale. When a guest buys an extra we take a 12% commission on that sale and nothing else: no monthly fees, no setup cost, and no charge to your guests. If you never sell an extra, ExtraWelcome never costs you a penny.

Is ExtraWelcome affiliated with Airbnb or Booking.com?

No. ExtraWelcome is an independent product and isn’t affiliated with, endorsed by or connected to Airbnb, Booking.com or Vrbo. It simply works alongside the platforms you already use to take bookings.

Will this mean more admin for me?

Very little. Setup takes about ten minutes, and you reuse the same link for every booking. Approval requests arrive by email, and you accept or decline each one from your dashboard in a couple of taps. Money settles straight into your own Stripe account, so there’s nothing to chase. For the first hosts, Sam builds the store with you while we’re small.

When things go wrong

What happens if I can’t honour an early check-in?

Extras that depend on your availability are set to need your approval, so the guest’s card is authorised but not actually taken until you accept. If you decline, or the time passes, the guest is never charged - the hold on their card is released by their bank once the rest of their basket settles. An early check-in you can’t do doesn’t turn into a charge you have to undo.

What if a guest orders something I can’t deliver in time?

You set a lead time for each extra, and the store stops offering it once that window has passed. For anything that needs stock or your time, switch on approval: the guest’s card is only authorised, and you say yes or no to each request, so you’re never committed to something you can’t deliver.

What if I run out of stock - no logs left - and someone has ordered?

Set stock-backed extras to need approval - like firewood, if stock is tight. If you can’t fulfil a request, decline it and the guest is never charged. If an instant extra has already been paid for, refund it from your own Stripe dashboard - the payment sits on your account, so that is where refunds happen.

Can I offer early check-in only on certain days?

Not by day of the week yet - there’s no weekday rule today. You can block specific dates for each extra, and setting it to need approval means you only say yes to the slots that work, so you’re never committed to one you can’t do. Weekday rules are on the roadmap, with no date promised.

What if a guest wants to cancel, or change their order at the last minute?

Guests can’t edit or cancel an order themselves. Until you approve it, their card is only authorised: decline it and they are never charged, and they can simply order again. Once a payment has been taken, cancelling means a refund, which you make from your own Stripe dashboard.

How do refunds work?

Charges land directly on your Stripe account, so refunds, full or partial, are made from your Stripe dashboard like any other Stripe charge. ExtraWelcome never holds the money and has no refund action of its own. For an approval extra, a decline needs no refund at all: the guest is never charged, and their bank releases the hold once the whole basket settles.

The only promise we make is one we can’t break

You pay nothing unless a guest buys. And anything that depends on you - an early check-in, a late checkout - is only charged after you approve it, so a request you can’t honour never becomes a charge or a bad review. The maths only ever runs one direction: money you weren’t collecting before.
